Hi there. Linda and I are moving to our new home in Spinnacker Bay between Maraetai and Beachlands and so our home here in Snells Beach is now up for sale.
The unique thing about thing about this house is it has the opportunity to be a home and income. It has an independant flat attached to it and this could be rented, or better still used as a B&B or homestay. It would also be ideal for someone who needs extra space for an extended family. The house is down a driveway but the letterbox, which has the facility for a B&B sign, is on the main road into Snells Beach. There is a shortage of accommodation here. Snells Beach is a seaside village about 40 minutes north of the Auckland Harbour Bridge and has an eastward outlook towards Kawau Island. We have used this unit as a B&B for our fishing charter operation and it has worked really well. Its also been very handy for when all the kids come to visit. Snells Beach has a shopping village about 5 minutes walk away and a BP fuel station closeby as well. It has primary schools, and the college is in Warkworth with school buses going there.
Our house is a big place with the main house having 4 bedrooms, plus a big room we use as our office and editing room, 2 bathrooms, a modern compact kitchen, a dining / family room, a separate mezzanine lounge opening to a deck at each end, a bar to entertain your guests, laundry, a Kent wood burner with its own internal wood storage area, plenty of cupboards for storage, a large entrance foyer, internal garage, a cosy backyard fully fenced and very private with a brick barbeque area, and on the back deck which leads from the dining family room is an electric sauna. We installed the sauna and it's great to sit in and relax after a day on the water. There is a ranch slider that leads off the master bedroom onto the back deck and the sauna. The main bathroom also has a spa bath which, again is great for relaxation. In the back yard there is a gate which leads to an alley which leads to the beach and also in the backyard is a garden potters shed. The ceilings and the foyer in this part of the home are lined with rimu timber making it quite unique. There is extra parking available beside the garage down the side of the house and the flat's carport can house two cars, and a third can be parked in front of the flat. In front of the carport is a garden tool shed. As you can see by the photo I park my boat beside the house. The views from the mezzanine lounge and all the 3 top bedrooms look out across Kawau Bay. There is a hedge around the back yard that has kept it private for us and we purposely did that, but with a bit of a trim, there are also sea views from the back deck, the dining / family rooms and the master bedroom.
The flat has its own fully laid out kitchen, a dining / family room with its own Kent wood burner, bathroom, laundry, one very big double bedroom upstairs with a big wardrobe with extra storage space. The flue from the wood burner goes through this room so it's very warm in the winter. It also has its own deck. It has another double room that currently houses 2 single beds and it has access to a wardrobe / cupboard on the adjacent landing at the top of the stairs. It also has its own independant hot water cylinder as well as its own separate power meter box. The flat has a carport. Our visitors usually park here and we can get two cars in the carport area and one in front of the flat.
The Mahurangi area has lots to do and see. The popular Matakana Markets, the new Matakana Cinemas, the wineries and cafes around the district, Sandspit is the gateway to Kawau Island and where I launch my boat when I head out for a fish. Snells Beach has two medical centres and North Shore Hospital is 35 minutes away. There is an ambulance service 8 kms away in Warkworth. Matakana is the new place where Aucklanders come for the weekend and have their lattes and wines.
So as we said it's a big place with lots of income potential.
The house was built in 1983 by the then owner who was also the builder. The Rodney Council GV is $610,000. Linda and I are asking $589,000. If you were able to to follow up on the B&B theme, here are three more rooms to offer people. There are two single rooms, and a large double room at the end. All these rooms have stunning views of Kawau Bay. The two single rooms both have wardrobes.
At the end on the right hand side is a large cupboard that houses the main house hot water cylinder. This is also the cupboard / wardrobe for the large bedroom at the end.
