This is the 1st single bedroom on the top floor. The flue from the wood burner goes through this room and heats the whole top floor. A very snug room indeed. There is a wardrobe in the room. It has views over Kawau Bay.
This is the 2nd bedroom upstairs in the main house and has plenty of light coming in from an extra triangle shaped window above the main windows. Linda has used this room as her art studio. We have had a double bed in this room and there is room for two singles. There is a wardrobe in this room as well, and it too has views over Kawau Bay.
This is the 3rd bedroom upstairs in the main house and is a lovely room with a cottage feel to it. It too has great views out over the water. Its wardrobe however is across the hallway.
This is the main master bedroom downstairs. It has a double wardrobe and a single wardrobe. The bathroom and toilet are just outside the door, and this area can be shut off by doors for privacy. There is a ranch slider that leads onto the back deck and through this door is the sauna. It also has a ceiling fan. The ceiling here as in the dining / family room is lined with rimu.
This is the connecting corridor to the flat and the main house laundry. We don't use the laundry part here, we use the flat's laundry. This area houses our freezers and a general purpose cleaning cupboard that will remain with the house. As we're using the flat as a fishing charter B&B it's just easier to use the flat laundry as it's closer to the back entrance.
This is the main bathroom in the main house. It's adjacent to the master bedroom and has a hand basin and cabinet, spa bath and a shower. The toilet is in a separate room next to it. It also has a heated towel rail and a heater on the wall. It too is lined with rimu.
This is the back deck that goes into the back garden. The little door at the end is the entry into the electric sauna. The yellow cord plugs into one of the power points in the master bedroom. It takes about an hour to heat up and costs about 50 cents each time it's used. It's great to have a sauna after a hard day's fishing and also helps keeps the weight off.
Speaking of the back garden here it is. It has a brick barbeque area, and is fully fenced. It's surrounded by a hedge. It also has a garden potter's shed and there's another garden tools shed in front of the flat's carport. The yard is easily maintained and there's a gate in the far corner that leads to an alley and that in turn leads to the beach. It has a flurishing lemon tree as well as a fijoa tree. We have deliberately keep the hedge high for privacy but with a trim the sea views will return that can be seen from the main deck area, the dining / family room and the master bedroom.
This is the dining / lounge area of the flat. It has two large doors that open onto a deck. The 2nd photo shows the Kent wood burner and the stairs leading up to the 2 bedrooms. To the right doorway leads to the bathroom and laundry and the back entrance to the house.
This is the flat's kitchen. It's nice and compact and we installed a brand new 4 element stove when we moved here. It has an extractor fan over the stove. In the B&B situation clients have the opportunity of catering for themselves. There is ample cupboard space and drawers etc.
This is the main bedroom upstairs in the flat. It's a very big room and has its own deck. We have a super king bed in this room with another single bed adjacent to it. This room has a huge wardrobe and storage space with it. The wood burners flue comes up through this room and warms the whole of the upstairs space. it's a warm north facing room.
This is another view of the main flat bedroom and you can see the flue. It also has a high ceiling. This is an interesting room as indeed is the whole place.
This is the 2nd bedroom in the flat and we have two single beds here. We have also had a superking bed in this room when the need requires. It has a wardrobe / storage space on the adjacent landing at the top of the stairs.
This is the flat's bathroom. It has a basin and cabinet, a toilet and a shower. The flat also has it's own hotwater cylinder and it's housed in a hotwater cupboard adjacent to the bathroom entry.
Last but not least is this early morning sunrise view.
We think $589,000 is a very reasonable price and our home has lots of earning potential. So if you're interested call us on (09) 425-6797 or email us here and we'd love to show you around, and don't forget, we can pick you up from the airport and look after you while you're up here.
